Parapet walls and caps rebuilt and recoated where the top of the wall has broken down and started letting water in.
Parapet walls take the worst of the weather because they sit exposed on top of the roofline with nothing above them. On flat roof homes and additions around Albuquerque and Rio Rancho, this is usually where stucco fails first, since water sits on the cap, works into any crack, and then has nowhere to go but down into the wall.
Restoring a parapet means dealing with what is under the stucco, not just the surface. We remove the failed cap and stucco down to the sheathing or block, check for rot or water damage in the framing, and rebuild the cap with a slope and flashing that actually shed water instead of holding it. Lath and stucco go back on over that, finished to match the rest of the house.
A parapet that was built or repaired without proper slope and flashing will fail again no matter how good the new stucco looks, since the water problem was never solved underneath. That shows up later as staining on the wall below, or soft spots you can press a finger into.
How it runs
- Tear off Failed cap material and stucco are removed to expose the structure underneath.
- Structural check Sheathing and framing are checked for rot or water damage before anything is rebuilt.
- Cap rebuild The parapet cap is rebuilt with a slope and flashing that direct water off the wall rather than into it.
- Lath and base coat New lath goes over the rebuilt cap, followed by scratch and brown coats.
- Finish The parapet is finished to match the texture and color of the rest of the house.
